Abstract: The article discusses hundreds of fires in Hoboken, New Jersey, between 1978 and 1983 that were likely caused by arson and resulted in the displacement of Puerto Rican-American tenement residents during a period of simultaneous gentrification in the city. According to the article, the damaged and destroyed tenements were transformed into condominiums that raised real property values and saw demographic change. The article examines federal and state policies that encouraged development of urban markets.
